Downspouts and Drainage in Orlando
Getting the collected water away from the slab instead of just off the roof.
A gutter that catches every drop and then puts it at the base of a wall has moved the problem four feet, not solved it. Downspout work is the half of the job that determines whether the system does anything useful. The variables are the number of outlets on a run, the downspout cross-section, and where the discharge ends up. Orlando's sandy soil drains well, which helps, but it also means a concentrated discharge next to a slab can wash out bedding and undermine edging fast. Extensions, splash blocks, buried solid pipe to a pop-up emitter, and dry wells all solve the same problem at different price points. There is also a legal dimension people rarely think about: Florida follows the reasonable use rule for surface water, settled in Westland Skating Center v. Gus Machado Buick in 1989, which means redirecting your roof runoff onto a neighbour's lot in a way that causes them real harm is not automatically your right.
What the scope covers
- 2x3 and 3x4 downspout, sized against the roof area and the run it serves
- Outlet count set by the length of the run and where the roof planes concentrate flow
- Discharge routed clear of walkways, driveways, patios, and the foundation line
- Above-ground extensions, splash blocks, or hinged flip-up elbows where mowing matters
- Buried solid pipe to a pop-up emitter where the discharge needs to travel further
- Downspouts strapped to the wall rather than relying on friction at the elbows
- Existing underground lines scoped or flushed where an old buried run has silted up
Working out what your roof needs
Whatever the scope, the sizing question is the same one: how much roof drains into each run, and how fast the water arrives. Central Florida answers the second half unusually, with a one-hour, ten-year design depth of 2.91 inches downtown against sizing tables published at one inch per hour. The sizing guide works through the arithmetic, and the price estimator turns it into a ballpark figure.
