Seamless gutters in Ocoee

Ocoee sits in west Orange County, between Apopka to the north and Winter Garden to the south, with the SR 429 and SR 408 corridors defining much of its recent growth. Like most of west Orange, it pairs an older core with a large amount of newer subdivision building.

On the newer stock, the recurring finding is not failure but under-specification. Builder gutter packages tend toward 5-inch trough and 2x3 downspouts across the board, regardless of how much roof drains into any given run. On a house where a long valley empties into the middle of a run, that is the point where water leaves the system first, and it will do it in every heavy storm from the day the house is finished.

Fixing it rarely requires replacing everything. Adding an outlet where the valley lands, or upsizing the downspout on the one run that carries the load, often solves the visible symptom for a fraction of a full rehang. A contractor who walks the roofline in the rain, or reads the washout marks in the beds afterwards, will find those points quickly.

Older Ocoee properties bring the standard Central Florida package: mature oak overhead, sectional gutter that has been resealed at least once, and spike-and-ferrule hangers that have worked loose in fascia softened by years of wetting and drying. Once a run has been resealed and is leaking again, the money generally goes further into a seamless rehang than into a second reseal.

Drainage matters here because a lot of the newer lots are tight, with limited distance between the slab and the property line. Aiming a downspout extension toward a fence to get the water away from your own foundation moves it onto someone else's lot, and Florida applies the reasonable use rule to surface water following Westland Skating Center v. Gus Machado Buick in 1989. Keeping the discharge inside your own boundary is the simple way to avoid the argument.
