Gutter installation and repair in Orlando

Orlando is the primary service area, and it contains more variety in roofline than people expect. College Park went up in the 1920s land boom, with Rosemere platted in 1921, Dubsdread in 1923, and Edgewater Heights in 1924. Lake Eola Heights, designated a local historic district in 1989 and listed on the National Register in 1992, is older still. Baldwin Park was built between 1998 and 2008 on the site of the former Orlando Naval Training Center. Lake Nona has gone up almost entirely since 2000. A gutter spec that suits one of those neighbourhoods is frequently wrong for another, and the thing that decides it is the roof geometry rather than the postcode.

The single most useful number for anyone specifying gutter in Orlando is the design rainfall. NOAA Atlas 14 puts the one-hour, ten-year precipitation depth at 2.91 inches for a point downtown, and the five-minute, ten-year depth at 0.73 inches. Standard gutter and downspout sizing tables are published against a one-inch-per-hour baseline. That gap is why builder-grade 5-inch gutter with 2x3 downspouts overflows on a July afternoon here while looking perfectly adequate on paper, and it is the reason 6-inch with 3x4 downspouts is a common local spec on anything with real roof area.

The older neighbourhoods bring a second issue: canopy. College Park, Delaney Park, Thornton Park, and Lake Eola Heights all sit under mature live oak, and live oak behaves differently from the trees national maintenance advice is written about. It is semi-deciduous, holding its leaves through winter and shedding them in a burst across March into early May, with catkins arriving in the same window. The leaves are small, stiff and curled, and they pass straight through coarse screen. The practical result is that Orlando gutters fill on a spring cycle, and the clean-out that matters is the one done in late spring, just before the wet season.

Newer parts of the city have the opposite problem. Lake Nona, Baldwin Park, and the subdivisions on the south and east edges have young landscaping and very little debris load, so cleaning is a minor concern. What they do have is large, simple roof planes with long uninterrupted runs, which is exactly the geometry where an undersized trough and too few outlets show up first. Builder gutter packages tend to be specified to a price rather than to a rainfall intensity, and a house four years old can already be showing washout at the corners where a downspout dumps against the slab.

Work inside the city also runs into the tree ordinance. Orlando adopted its tree preservation ordinance, No. 2020-13, into Chapter 60 of the city code, and it governs removal and significant work on protected trees. Gutter installation almost never triggers it, but overhanging limbs that need cutting back to get a truck and ladders to a roofline sometimes do, and it is worth knowing the rule exists before anyone starts pruning to make access easier.
