New Orlando Houses Already Overflow
Builder gutter packages are specified to a build budget rather than to Central Florida rainfall, which is why new subdivisions overflow like 1920s bungalows.
There is a persistent assumption that gutter problems belong to old houses. Tired sectional metal, spikes backing out of soft fascia, thirty years of oak litter. All real, and all concentrated in College Park and Delaney Park and the older streets of Winter Park.
But a substantial share of the overflow complaints in this metro come from houses built since 2010. Lake Nona, Baldwin Park, the newer development south of State Road 50 in Winter Garden, Horizon West, the subdivisions spreading north from Apopka along the 429. Four-year-old houses, clean gutters, water off the front edge in every serious storm.
The mechanism is simple
Builder gutter packages are specified to a build budget. That is not a scandal, it is how production housing works: every component is specified to a cost target, and gutter is a small line on a very large sheet. The default lands at 5-inch K-style with 2x3 downspouts, spaced by convention, across every elevation regardless of what drains into it.
Now put that on the roof geometry new houses have. Modern production homes have large, simple roof planes. Fewer breaks, longer uninterrupted runs, more area per elevation than a 1920s bungalow with its cut-up roofline and multiple small planes.
Large area draining into a modest trough, emptying through a small downspout, on a long run. That is the configuration that fails.
And then the rainfall
The final ingredient is the one everybody underestimates. Gutter sizing tables used across the trade are published against a rainfall rate of one inch per hour, which is a reasonable national baseline.
Orlando does not rain at one inch per hour. NOAA Atlas 14 gives the one-hour depth for downtown Orlando as 2.14 inches at a two-year return period, meaning an ordinary storm, and 2.91 inches at a ten-year return. In the shorter window that governs whether a gutter overflows at all, the five-minute, ten-year depth is 0.73 inches.
A run specified to the standard table without adjusting for that is specified for roughly a third of the water it will be asked to carry in a normal Central Florida summer.
What it looks like on the ground
The house is new and everything is clean, so the symptoms get attributed to almost anything else.
- A sheet of water off the front edge for the first ten minutes of a storm, then nothing once the peak passes
- A trench cut through the mulch under one specific downspout
- Paver edging that has started to shift where a discharge lands next to it
- Soil pulled away from the slab at a corner
- Splashback staining on the wall below one particular elevation
Almost always it is one or two runs rather than the whole house: the elevations carrying the biggest planes, or wherever a valley empties.
Which makes it cheap to fix
This is the good news, and it is why the problem is worth identifying rather than living with.
Because the failure is concentrated, the remedy usually is too. Adding an outlet where a valley lands, or upsizing the downspout on the one run that carries the load, frequently resolves the visible symptom for a small fraction of what a full rehang costs. On a house where two elevations are the problem, replacing those two in 6-inch with 3x4 downspouts and leaving the rest alone is a perfectly sensible job.
The way to find the right runs is to watch during a storm. Where the water leaves the system tells you more in three minutes than an hour of inspection from a ladder.
The drainage half
New subdivisions bring a second issue that has nothing to do with capacity. Lots are tight, distances from slab to boundary are short, and there is frequently nowhere useful for a surface extension to send water without pointing it at a neighbour.
That matters more than it sounds, because Florida applies the reasonable use rule to surface water and a downspout aimed at the lot line is a real exposure rather than merely bad manners. On tight new lots the answer is usually a buried solid line to a pop-up emitter within your own yard, which lets you choose the discharge point instead of being dictated to by the slope.
If you are buying new
Two things worth doing while the house is still under warranty.
Watch it rain. Not a shower, a proper summer storm. Stand at a window and look at each elevation. You will learn everything you need to know.
And check where the downspouts discharge. Splash blocks eighteen inches from the slab are the standard fitting on production housing, and in sandy Central Florida soil they are the weakest part of the whole assembly.
